How we clean tile and grout
Kitchen grease, tracked-in dirt and cleaning-product residue can build up on tile and in grout. We apply a suitable cleaning solution, loosen the buildup, then rinse and extract the dirt we can reach.
We discuss worn grout, cracks, loose tile, permanent discoloration, and prior coatings before work begins. Cleaning does not repair damaged grout or change its original color. Natural stone and specialty surfaces need separate assessment rather than the same treatment used for ceramic or porcelain.
1. Inspect and pre-treat
We review the surface type, grout condition, buildup, and any areas of concern. The cleaning solution and method are selected for the material. Tell us about previous sealers, coatings, or repairs so they can be considered.
2. Agitate the soil
Appropriate brushes and grout-line tools help loosen soil after pre-treatment. Edges, corners, and grout lines may need additional attention. We point out loose tile or damaged grout before cleaning so you know which areas may need repairs.
3. Rinse and extract
Our truck-mounted system rinses and extracts loosened soil. Pressure and temperature are adjusted for the surface and condition. Results depend on the material, prior treatments, and whether discoloration comes from removable soil or permanent staining.
4. Review drying and optional sealing
We remove excess water and explain when you can use the floor. If you choose grout sealing, we follow the product directions and explain how long it needs to set. Check with us before walking on or mopping the sealed area.
Prepare for your appointment
Remove small items and clear accessible floor areas. Let us know about heavy furniture, pets, parking, and access to the rooms. Share approximate square footage and photos when requesting a quote, and confirm any furniture-moving needs before the visit.

Tile and grout cleaning questions
Will cleaning fix discolored grout?
Removable soil and residue may improve with cleaning. Permanent staining, worn grout, and color differences may remain. We discuss those limits during inspection; cleaning does not replace regrouting or tile repair.
Can you clean natural stone?
Tell us what your floor is made of before booking. We need to check natural stone, polished surfaces and specialty coatings separately. They may need a different cleaning method and price from ceramic or porcelain tile.
How soon can I use the floor?
It depends on how quickly the floor dries and whether we applied sealant. We’ll tell you when it is ready to walk on or mop, including how long any sealant needs to set.
Is sealing included in cleaning?
Grout sealing is optional and costs $0.50 per square foot after cleaning, with a $75 minimum. You can select it separately when booking.
What grout sealing can and cannot do
Suitable grout sealant can help reduce absorption and make routine maintenance easier. It does not make grout waterproof, repair cracks, or guarantee that stains cannot occur. Product choice depends on the grout, existing treatment, and intended use.
Follow the product-specific cure and care instructions. Resealing needs vary with traffic, cleaning methods, and the original application, so ask about the condition of your floor rather than relying on a universal schedule.
