What affects your cleaning quote?

The area to be cleaned, fabric or floor material, access, soil level and specialty stains all affect the work required. Share photos and approximate measurements when requesting a quote.

Optional protectors, pet treatments and sealing are separate services. We will discuss recommended options with you before starting.

Commercial carpet cleaning

$0.20 per sq. ft. · $99 minimum, plus tax. Commercial carpet cleaning is priced by the measured carpeted area, rather than residential room packages. Select the commercial option in the price builder. Optional treatments, stairs and applicable visit fees are listed separately; furniture moving and unusual conditions need assessment.

Area rugs

Rug cleaning — quoted after assessment. Share the rug size and material, plus any stains or odors, so we can confirm suitable cleaning and the price.

Optional enzyme treatment

$15 per individual rug, plus tax. This optional enzyme-treatment add-on is separate from rug cleaning and carpet pet treatment. We assess the rug’s material, condition and contamination before choosing a suitable treatment; stain and odor removal are not guaranteed.

Rug work needs a quote before booking. The $15 add-on is not a standalone cleaning visit, and the $99 visit minimum still applies. Ask about treatment for your rug.

What each service includes

Carpet cleaning

Hot water extraction removes soil from carpet fibers. Specialty stains and pet contamination may need additional treatment, and permanent discoloration may remain. Drying time varies with carpet, airflow and humidity.

Tile and grout cleaning

We assess the surface before cleaning. Ceramic and porcelain rates are listed below; specialty stone or damaged grout may need a separate quote. Optional sealing is priced separately from cleaning.

Emergency water damage

We need to see the water damage before quoting the work. The amount of water, affected materials, drying equipment and follow-up checks all affect the price. See our water damage restoration services or call 254-218-3757 for emergency help.
